I did a Google search on "due diligence" in mining and it seems to be a common practice. It's like getting a sample of pastrami at the deli. If it tastes rancid then you get your pound of shaved meat somewhere else with no harm to the wallet. At least there is an understanding in mind so that lessor of the property can't up his percentage should the land prove promising.
