deflation, when will it set in?

I don't think deflation will happen right away either. It will take some time. How long depends on the actions of the Fed and ECB and other central banks. They seem to want to avoid a situation like that so it might take a while.
Just think of what real estate price would be like if Ben didn't inflate like he did! We probably would be even 10% lower right now..
