You are quite right. But if BG gets desperate enough for a deal- one that is literally thrown in his face- which it would have to be, considering his promotion and business skills (ironic how that is considered his strong suit)-  he will have to beg JB to return to give him a hand- since I would believe JB is the only one with a good enough relationship with the neighbor- and the business savvy- to undo the damage BG has possibly done with that neighbor and negotiate an access deal.
