You do NOT want a dividend! Shareholders do NOT realize the full value of the asset if this happens as the company can retain whatever they want and declare whatever dividend they want!

You want a spin out of the property into a separate company just like what hapeened in BC. this property wouldthen be sold as a separate entity for FULL value of the asset. Sharholders would still have shares in remaining properties.
